Yesterday, I posted about people who bought Lands from New Creations Property Limited that are speculators. Some of them bought those land so that they can sell it in the future. Some are also having one challenge or the other and they would like to sell those land so that they can raise fund.

In this article , I want to talk about some of the conditions that must be fulfilled before two customers can exchange land agreements.
Here are the requirements….
- There must be a Transfer letter from the owner indicating the name of the new buyer. that means you must have already disposed the land.
- There is the need for you to submit all the documents issued to you as a seller by New Creations Properties Limited. This is to avoid ant conflicting issue in the future.
- You need to show evidence of payment of applicable Transfer fee for this Transaction.
For Golden Heritage Estate , you are required to pay a total sum of N300,000.00 (Three Hundred Thousand naira) . For Royal Life Estate, you are required to pay N100,000.00 (One Hundred Thousand naira) per plot.
- There is need for the party to obtain a subscription form of N5,000.00 ( Five thousand naira.
- There is also the payment of maintenance fee of N1,000 ( One thousand naira) monthly per plot. This payment has accrued from January 1, 2014. It is to be paid by the original owner. Subsequent payment will be paid by the new buyer.

You should note that sale of land to new buyers is only allowed for New buyers that are ready to start construction immediately. As allocation will not be made to new buyers. This is due to our speedy development agenda.
There are other payments to be made before you can start construction on you plot(s).
- Survey and Legal Fee: N200,000.00 ( Two hundred thousand naira) per plot for individual . N300,000.00 (Three hundred thousand naira) for Corporate or Commercial purpose.
- There will also be payment of Infrastructure/ Development fee of N772.00 ( Seven hundred and seventy two naira) per square metre) . You need to make an innitial deposit of N100,000.00 (One hundred thousand naira) before work can commence on your site. The remaining amount will be spread over a period of 5 months.
